The villa is situated in a quiet residential area and borders other properties, yet offers complete privacy thanks to its fully enclosed grounds. It’s the perfect base for relaxing in nature and exploring the region’s most beautiful spots – from the glamorous Costa Smeralda to the enchanting islands of the La Maddalena archipelago.
Just 600 metres away lies the stunning La Sciumara beach, which is also within walking distance. The coastline offers many more beaches, from Palau’s town beach to Spiaggia di Porto Faro and Spiaggia dell’Isolotto – all connected by the crystal-clear sea, a sparkling thread that ties together this magical stretch of coast.

The charming villa spread over two separate floors that are not connected internally. The property has two entrances: a main entrance accessible via a ramp without stairs – which also serves as the driveway to the parking area – and a secondary pedestrian entrance that leads directly from the main road into the garden.
On the ground floor, you enter into a hallway that leads to the sleeping quarters. This area includes a bedroom with a double bed and an en-suite bathroom with a shower,
a second bedroom with a French double bed (slightly smaller than a standard double), and a separate bathroom with a shower.
To the left, a brick archway opens into the living area: a bright, open space with a dining area, a cozy sitting area, and a kitchen with a cooking island. Large sliding glass doors connect this space directly to the covered veranda and the garden. From the parking area, a staircase with 16 steps leads down to the lower ground floor, which features a comfortable living room, a bedroom with a double bed, and a bathroom with a shower.
The villa is surrounded by a beautifully landscaped 170 m² garden, with lush grass, vibrant bougainvillea, and dense hedges that ensure complete privacy. The garden is accessible via a charming wooden pedestrian gate directly from the main road. The covered veranda, directly connected to the living area, is furnished with a dining table and features a built-in brick barbecue – perfect for long summer evenings. Nearby, you’ll find the solarium, an ideal spot to relax by the pool. The entire property is fully fenced and includes a covered parking area with space for three cars. The pool is centrally located in the garden, just a few meters from the outdoor living area, and is clearly visible from the villa’s sliding doors. It is atmospherically lit with ground-level spotlights and has a playful, bean-shaped design. The pool measures 5 x 4 meters, has a constant depth of 1.30 meters, and is bordered with white paving. Access is via four steps. The pool is lined with PVC, chlorinated, and equipped with hydromassage jets and color-changing LED lighting. Around the pool, the solarium is furnished with sun loungers, small tables, and an outdoor shower with cold water. The pool is open from the last Saturday of April until the first Saturday of October.
